A “romantic and enchanting” property with a grand Queenslander and wedding venue potential is up for grabs.

No.2756 Eumundi-Kenilworth Road, also known as Wellington House, is priced to sell at offers of more than $2.35 million.

The 1.4ha site at Kenilworth in the heart of the Mary Valley boasts a historic homestead, five self-contained cottages and scenic outlooks.

Belle Property real estate agent Felicity Alvey said the property was like fiction.

“It’s sort of like The Sound of Music,” she said.

“There’s a lovely winding country road into the property, behind white gates.

“You go over a brook and past the cabins to the main home, which is elevated and has a circular driveway.

“You almost expect a butler to come and greet you.

“It’s romantic, charming and old worldly.

“It’s a magical place. There’s a lot to take in.”

The property could be great for weddings.

The main residence is believed to have been built at Wellington Point in Brisbane in the 1880s before it was relocated and restored.

It has high ceilings, intricate fretwork, original timber floors, an expansive wraparound verandah, four bedrooms, two bathrooms, galley-style kitchen, fireplace and more.

The cabins are set along ‘Lavender Lane’, each offering a unique retreat with modern amenities and rustic charm.

Ms Alvey, who is also a marriage celebrant, said the current owners were eager make the most of the property’s wedding and accommodation potential but it didn’t entirely come to fruition due to “personal reasons” and they “need to sell”.

“The opportunity they have missed is huge,” she said.

“I have done weddings (at rural retreats) that have made $20,000 to $30,000 each weekend.

“It’s not a night-time venue where you could have a disco, but you could have your ceremony, canapes, live strings.”

The entrance to 2756 Eumundi-Kenilworth Road.

She said the property was “gold real estate” that had attracted significant interest.

“People from around the country have seen it online and said it’s amazing,” she said.

“But many of them don’t have their ducks in a row and aren’t ready to buy at that price point and make the commitment to move there and set up a business,” she said.

“Many people have rung us, thinking about the dream, but we need people who are actively considering a venue to live at and to run a business.”
