Noosa’s largest shopping centre could be set for a major expansion that would see a second stage to the complex built over the existing carpark.

A development application has been lodged to create an extra 6500sqm of retail space at Noosa Civic, which would be built within the footprint of the existing precinct.

Wolter Consulting Group submitted the application on behalf of its client, Noosa Civic developers Stockwell Development Group, for the site at 28 Eenie Creek Road, Noosaville.

The proposed development seeks approval for a Material Change of Use for Shopping Centre (Shops and Food and Drink Outlets).

It would provide “additional retail tenancies that align with the expected offerings at a major regional activity centre”.

It comes after a separate application was lodged to Noosa Council in May for a cinema and new mixed-use village precinct adjacent to the existing Noosa Civic centre.

There are also several other developments currently underway within the surrounding Noosa Business Centre Retail Precinct, including a medical hub and residential accommodation.

The proposal says no changes would be made to the existing main Noosa Civic shopping centre, with the new development – known as the Retail Stage 2 – to be built where part of the existing carpark is.

It says the existing carpark would be reconfigured to provide 325 more spaces than was currently available.

“This requires a redevelopment of the existing carpark, and the establishment of basement level and deck parking to support the necessary parking rates required by the combined retail development within the precinct,” the application states.

“This is considered to be a more efficient use of the land, given the intent to support uses within a major centre that service the wider catchment of the Noosa Shire.

“It also serves to reduce the apparent scale of ‘at-grade’ carparking through the introduction of a basement carpark containing 588 carparks, which will improve the streetscape of the Noosa Business Centre.”

The new development would be built on the existing carpark.

The new carpark would comprise 1154 parking spaces, including 588 basement parking spaces, 303 ground-level spaces and 263 upper-level parking spaces.

“The inclusion of these new carparks is offset by the loss of 829 existing parking spaces as a result of the proposed development, which results in an overall increase of 325 parking spaces within the retail precinct,” it says.

Noosa Civic was approved by Noosa Shire Council on August 14, 2003, and opened in 2006. The original application has undergone various change and minor change applications over the years.
