Public consultation has commenced on a proposal to establish a retirement facility with up to 250 two-bedroom, manufactured homes in one of the Coast’s oldest towns.

Stockland has lodged an impact-assessable development application for a future Halcyon site in Yandina, which is under assessment by Sunshine Coast Council.

The 20ha site, which is bounded by Steggalls and Brandons roads, is identified as being in the Rural Zone under the Sunshine Coast Planning Scheme.

A development assessment report by Project Urban, prepared on behalf of Stockland Land Lease Management Pty Ltd, says the development proposes a maximum of 250 two-bedroom dwelling units in the form of manufactured homes.

“The proposed development has been designed to create a unique, connected, liveable community for over-50s within the Yandina local area,” it says.

Almost 1ha would be used for leisure facilities designed to provide convenience and promote social interaction.

Indoor facilities would include a sales office, pool and wellness centre, pickleball courts and clubhouse. RV and van storage are also proposed.

The report says dwellings within the gated community would be in the form of attached and detached housing, with the predominant built form consisting of detached housing on minimum lot sizes of 175sqm.

They would be permitted up to two storeys and 8.5m high, but would generally be a single storey about 5m high.

A minimum of two car parking spaces per dwelling would be required, with at least one of those covered.

“The development site is well serviced by existing infrastructure and can be readily connected to all essential urban infrastructure,” the report says.

A spokesperson for Stockland said the developer was continuing to work with the council through the application process.

“Across our Stockland Halcyon communities, homeowners have access to a range of high-quality and well-maintained communal facilities like recreation areas, wellness centres, a resort-style pool and barbecue pavilions, among others.”
