Pelican Waters is fast-tracking two exclusive waterfront releases as demand soars for land.

The award-winning developer is bringing nearly 90 new homesites to market during coming months as growing local demand and steady interstate migration fuels unprecedented interest in southern Sunshine Coast property.

Pelican Waters land specialist Morgan Bonanno said she was already inundated with enquiries for the first upcoming release, to be known as The Entrance, nestled between Central Park and the water on the estate’s new island precinct.

“This will be one of Pelican Waters’ most exciting land releases yet, offering a selection of never before released product comprising 40 waterfront and dry lots, walkable foreshore private access, connecting pathways to the marina and coastal walkway and pontoon leasing opportunities for boaties,” she said.

Construction is underway, ahead of an official launch in August, with prices yet to be announced.

“Many of our buyers are ones who were unsuccessful with previous releases and they have stayed in the loop. The majority planned their move before COVID and have been waiting with bated breath for the right time, which is now,’’ Morgan said.

“Approximately one third of the enquiry is coming from southern markets because of our comparatively low price point and lifestyle advantages, however the majority of uptake is still from locals.”

Interest is equally high for the second release, Navigators Stage 2, also under construction and set for an official launch in late September.

“This stage will offer 49 lots, approximately half of which will be exclusive, large north-facing waterfront lots. Unique to this stage will be the new pedestrian bridge linking the residential precinct along Warrego Drive with the island,’’ Morgan said.

The new releases follow the record-breaking sell-out of Navigators prior to Easter, where the first waterfront homes are now under construction.

Comprising 17 waterfront lots and 19 residential homesites, Navigators became Pelican Waters’ first collection of land to sell out on the day of release, with up to a dozen buyers vying for select homesites.
